 The Skowhegan Economic Development Corporation (SEDC) is soliciting written proposals for the purchase of the Northgate Industrial Building, located at 7 Industrial Park Road, Skowhegan, ME. This RFP is intended to provide a fair and transparent process for evaluating qualified purchase offers, ensuring the best long-term outcome for SEDC, the Town of Skowhegan, and the businesses occupying the facility.

 - Current Tenants: Three (3)
 - Vacant Space: Approximately 14,500 square feet
 - Property Type: Multi-tenant industrial/commercial facility
 - Utilities: Public water and sewer; three-phase power available in the Industrial Park

Submission Requirements

All written proposals must include:
 1. Purchase Price Offer
 2. Proof of Financial Capacity
 3. Proposed Future Use(s) of the Property
 4. Plan for Existing Tenants (if applicable)
 5. Proposed Closing Timeline
 6. Any Conditions, Contingencies, or Required Approvals

Evaluation Criteria

Proposals will be evaluated based on:
 - Strength of the financial offer
 - Intended property use
 - Potential impacts to existing tenants
 - Demonstrated financial capacity and ability to close
 - Alignment with Skowhegan’s broader economic development goals
 - Contingencies, restrictions, or other limiting factors
 
 SEDC reserves the right to negotiate terms with any proposer.
